Keen Interest in Upper Hunter Land

There has been a growing interest in property developments in Muswellbrook.

This is something local real estate agent Tony McTaggart from First National Edwards Higgens, Parkinson feels has been the cycle of real estate in the region for at least the more than 40 years he has been in the industry.

“The pendulum has changed again, the emphasis on the ability to develop some land for housing,” he explained.

“Land prices are starting to put a bit of pressure out there with prices around that plus 200,000 mark and people are acceptable to it and its not necessarily just local buyers.

“We’re seeing a bit of leap frogging of the eastern seaboard where people are just going a little bit further out, and they seemingly are tooled up with enough coin and enough energy and acceptance of ‘I don’t need to live in the big smoke, I can live in country New South Wales’.”

Tony said families are realising they don’t need to be chained to the office for work and are taking advantage of the large blocks the area offers for less than what they would buy a basic house for in Sydney or on the coast.

Demand for properties in the Ironbark Ridge Estate has been quiet since 2014 / 2015, but that all changed when developers, the McCloy Group, announced at the start of this year they would move on with the next stage.

“The question was had they looked into a crystal ball because they timed it pretty well,” Tony said.

“Of that 16 block sub-division they decided to release half of them off the plan and they suspected that would take half a year to sell. But the interest and enquiries have been so strong that they sold the eight blocks off plan in about three to four weeks and they have forged ahead to release the balance.”

The second release took place last Thursday with some prospective buyers camping out to get their preferred block and for good reason, with all 16 Stockyard Parade sites having deposits made on them.
